Learn how to navigate the portfolio view summary and what the data means.
Hello and welcome to an Adverank Cloud Application tutorial. Today we're going to be giving a quick overview of the initial page that you see when you first log into your account, which is your portfolio view. Now the Adverank cloud application integrates with your property management software. We pull in data from your entire portfolio, including metrics such as occupancy reservations, move-ins, move-outs, and more, as well as data from your Google ad campaigns.
And we're able to take all of that up to date daily info and give you these snapshots of trends over time by week, month, and year for various different metrics. Now up here at the very top, as you look from the left to right, you will see that you have your average occupancy percentage, your total net revenue. And then off here to the top right you have what we call the opportunity cost.
This is your daily vacancy cost multiplied by your length of stay for all of your tenants in your portfolio, which is the number of days on average your tenants are staying in their units. So this number is a snapshot of what your potential revenue would be if you converted all of that vacancy into occupancy, which is obviously a very helpful number to know.
Now, as you look just below that, you will see this graph. Right now it is set on occupancy for the year. So as you scroll through day by day, you can see what your occupancy was for any given day. And you'll see some unnatural peaks and valleys in this particular graph. But that's because this is a dummy account.
Ideally, in your own account, you would like to see this trend going up and to the right over time as occupancy increases, as you're able to use these numbers, as well as our budget suggestions to help increase your occupancy. And you can also switch this graph between month and week. You can see the same trends for total net revenue, move-ins, move-outs.
And then right here to the right you see your daily vacancy cost. And again all of these can be switched between month, year, and week. The last thing we want to show you is down here at the bottom is our what we call the top five for these various different metrics. This is your top five locations for move-ins, move-outs, total net revenue, and top five gross potential. And just like with the other metrics, you can switch between year, month and week.
